After learning about your goals and wishes, Hartcrest prepares an initial Free Property/Portfolio Assessment. This free report will give you insight and help us determine the best way to serve you should you choose to work with us.

Each Portfolio Assessment is different and will provide enough information to determine the Estimated Value Range, Current Market Rents and any opportunities for enhancement.

Additionally, the Portfolio Assessment is always completed by a member of our qualified staff as your property is too valuable to be handed off to any automatic valuation websites.

All optional Valuation and Analysis Fees are on a case by case basis and are based on the complexity of an assignment, however, below are the estimated fees for some of our frequently used services.

Management Fees:

Fees for both Asset Management and Property Management are based on a percentage of Operating Income. These fees are dependent upon the complexity and location of the property as well as the number of units/properties under Management.

Our network also provides the unique opportunity to discretely sell or lease properties off of the market, serving our clients with a beneficial option when they don't want others to know that their property is being sold or leased.

Brokerage Fees:

For sales, Brokerage services are typically a percentage of the sales price and start at 1%.

For leases, Brokerage services are typically a percentage of the lease and are customized based on the client's requirements.

Joint Venture

Hartcrest assists Property Owners in maximizing the value and profits of their underutilized Real Estate by facilitating and managing Joint Venture Partnerships with established Equity Partners and Developers.

We can offer this because we pass the cost of our services to our Equity and Development Partners.

Our partners pay your fees because they trust our research and recommendations. We present them exclusive investment opportunities in a credible format they can quickly review and approve.

1031 Exchange

A 1031 Exchange allows a taxpayer to exchange one investment property for another by deferring the tax consequence of a sale. This is an excellent investment vehicle when choosing to sell your current property and stay invested in Real Estate. Because the process can be complicated, we help you understand the requirements so you can take full advantage of these benefits.

Debt Advisory

In some cases, it may be in the Property Owner’s best interest to use the equity of their Real Estate to improve their property. By utilizing their equity, the property owner can ultimately fund the value enhancements or “flip” their own Real Estate keeping more of the upside – though they also maintain some of the risk.

Along with debt advisory, Hartcrest is then able to administer its fully integrated services to maximize profits.

1031 Exchange & Debt Advisory Fees

For a 1031 Exchange there will be no out-of-pocket fees for the research and selection of your new property. Fees to Hartcrest are paid as a sales commission by the seller of the newly purchased property. Any potential management fees that are derived from the new (exhange) property are considered separate and are subject to the same fees mentioned in the Management section.

With regards to Debt Advisory, typical loan fees associated with the Origination and Closing of the loan are expected as well as the eventual loan payment. Hartcrest typically does not charge any fees for Debt Advisory and all costs and terms of any loans will be clearly stated and disclosed so you can properly evaluate this option to see if it is the right solution for you.
